House rules

The primary renter must be at least 30 years old. Pets and smoking are prohibited. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per reservation night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may retain their original stay provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The property is not handicap accessible. Flying Point Beach, Sagg Main Beach, Coopers Beach and Cryder Beach are nearby. The home is close to the marina and minutes from the heart of Southampton. Outside Memorial Day to Labor Day, confirm pool and outdoor furniture/equipment availability before booking; spring cleaning and updates typically occur in late April or early May.
