# Little Peconic Bayview Southampton, NY, United States (general area) ## About the house The approximately 4,700-square-foot home sits behind a gated entrance amid mature landscaping at one of Southampton's highest elevations, minutes from the heart of town and close to the marina. It accommodates up to 10 guests and has cathedral ceilings, an open floor plan, designer interiors and a chef's kitchen with a microwave. The main house has five bedrooms plus a private lower-level sleeping area. On the main floor, one guest bedroom has a king bed, full ensuite shower bathroom, closet and balcony/deck; another has a queen bed and balcony/deck. Upstairs are a queen guest bedroom with a closet, a twin guest bedroom with two single beds and a closet, and a primary king bedroom with a walk-in closet, balcony/deck and full ensuite bathroom with a shower and tub. The lower-level sleeping area has a king bed and ensuite shower bathroom. All six sleeping areas have air conditioning. Two additional full bathrooms, on the main and second floors, have shower/tub combinations. Outside are a private heated, unfenced pool, an expansive sundeck, gazebo, brick patio, outdoor grill and fenced backyard. Heating, Wi-Fi, a washer and dryer, bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Nearby beaches include Flying Point Beach, Sagg Main Beach, Coopers Beach and Cryder Beach. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per reservation night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may retain their original stay provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
