# Lion's Head Luxury East Hampton, NY, United States (general area) ## About the house The approximately 2,600-square-foot home has an open-plan main level with a sofa, recliner, gas fireplace and kitchen with extra counter space and three bar stools. The indoor dining table seats eight and can also serve as a workspace. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, Nespresso coffee maker, toaster, blender, cookware and dishes. Two queen bedrooms are on the main floor; one has a full ensuite bathroom and TV. Upstairs are another queen bedroom and a king primary bedroom with a full ensuite bathroom and TV. All four bedrooms have air conditioning and closet storage. The lower-level additional sleeping area has air conditioning and a TV; its couches do not convert into beds. The three full bathrooms each have a shower/tub combination. Outdoor spaces include a back deck, wrap-around veranda, furnished patio, gas grill, gas fire pit and a landscaped half-acre fenced backyard. There are four lounge chairs, an outdoor daybed, a double hanging chair, four beach chairs, a beach umbrella and a cooler. The private outdoor freshwater pool is heated and unfenced. A freestanding five-person hot tub is also available, subject to seasonal conditions. The home provides central air conditioning, heating, Wi-Fi, a Sonos speaker system, smart TV, washer and dryer, linens, bath and pool/beach towels, a hair dryer, an electric vehicle charger, weight-training equipment, a yoga/stretching mat and a foosball table. Smoke and carbon monoxide detectors and a fire extinguisher are provided. Lions Head Bay Beach is a seven-minute walk away, and other East Hampton beaches are a 15-minute drive away. Outside Memorial Day through Labor Day, inquire before booking about pool/hot tub use and outdoor furniture and equipment availability. The primary renter must be at least 30 years old. Maximum occupancy is 10; additional guests are not permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Pets require owner approval; the dog approval fee is $300 per dog per booking, and approval may involve additional fees and/or a security deposit. Reservation approval is required before confirmation. Utility fees are included, but guests are responsible for excessive usage. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are at the guest's expense. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen cancelled dates and the property is rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use the original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 of damage protection; coverage details are in the booking agreement. ## Property questions ## Is the pool fenced?
