House rules

Maximum occupancy is eight. The primary renter must be at least 30 years old. Smoking is not allowed. Reservations require approval before confirmation. Pets require express prior approval and may incur additional fees and/or a security deposit. Events, commercial activities, other non-traditional uses and rotating groups of guests during a stay require prior written host approval. Additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $100.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Outside Memorial Day to Labor Day, inquire before booking about pool, hot tub, outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If a canceled reservation is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. Reopening canceled dates is at the owner’s discretion. If the property is not rebooked, the original dates may still be used if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement’s coverage terms. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

The house is south of the highway in Southampton. Nearby beaches are 1 mile away; restaurants, bars and grocery stores are 1/2 mile away. The beach can be reached by bicycle. Southampton Golf Club, a community tennis court and a playground are nearby. Steps lead down from the deck to the pool. The property is not handicap accessible and is not suitable for unrelated guests.
