House rules

Maximum occupancy is 10. The property is not suitable for unrelated guests, and the primary renter must be at least 30. Pets and smoking are prohibited. Additional guests require express approval; a fee of $200.00 per person per night may be required. Events are prohibited. Reservations involving events, commercial activities, rotating groups or other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive utility usage. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If the dates are not rebooked, the original guest may use them provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Lake Waramaug and the private dock are within steps via the property's landscaped walkway. The backyard is not fenced. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
