# Lakeside Sensation New Preston, CT, United States (general area) ## About the house The house has an open layout connecting the living room, dining area and equipped kitchen. A formal living room has a fireplace and TV, and the finished lower level has a TV area and ping-pong table. Central air conditioning, heating, Wi-Fi, a washer and dryer, linens and towels are provided. Fitness equipment and a microwave are also available. Two acres of fern and flower gardens have winding walking paths. The lakefront lawn has lounge and dining chairs, while the back patio provides additional outdoor seating, dining space, a BBQ and lake views. Private dock access supports swimming, canoeing and paddle boarding; a canoe, paddle boards and a pontoon boat are described among the lakeside facilities. All six bedrooms are on the first/main floor of the main house. The primary bedroom has a king bed and ensuite bathroom; Bedrooms 2 and 3 have queen beds, with a Jack-and-Jill ensuite in Bedroom 2 and an ensuite and TV in Bedroom 3. The children's bedroom has a bunk bed, Bedroom 5 has a twin/single bed, and Bedroom 6 has a double/full bed. Each bedroom has air conditioning and a standard closet. Additional guests require express approval; a fee of $200.00 per person per night may be required. Events are prohibited. Reservations involving events, commercial activities, rotating groups or other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive utility usage. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If the dates are not rebooked, the original guest may use them provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
