House rules

Maximum occupancy is 10 guests. The primary renter must be at least 30 years old. Smoking is not allowed. Additional persons and events are prohibited without express approval. Events, commercial activities and other non-traditional uses, including rotating groups during one stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur fees and/or a security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about availability of outdoor furniture and equipment. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the same dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 in damage protection, subject to booking-agreement coverage details. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Lake Waramaug and Warren Town Beach are within walking distance. Warren Town Beach guest passes include parking for one car and cost $35 a day / $250 for the season. The house is not handicap accessible; bedrooms are on the second and third floors. New Preston is a short drive away, and Washington, Kent and Litchfield are 10–20 minutes away.
