# Lake Waramaug Luxe Warren, CT, United States (general area) ## About the house This renovated, approximately 3,700-square-foot house has an open floor plan, six bedrooms and 3.5 bathrooms. The island kitchen includes two refrigerators and two dishwashers. Living spaces include a fireplace living room, an adjacent dining area, a den with games and a work-from-home space concealed behind cabinetry. Central air conditioning and a laundry room with high-capacity machines are provided, along with heating, fitness equipment, a microwave, linens and towels. The attic bedroom is on the third floor and has streaming TV. The remaining bedrooms are on the second floor, including a primary king bedroom, a bedroom/office with a Murphy bed, a daybed-and-trundle bedroom and two queen bedrooms. The primary bedroom and office can be combined as a master suite with a full ensuite bathroom. The second floor has three full bathrooms: two with shower/tub combinations and one with a shower. A half bathroom is on the main floor. Additional features include a wet bar, walk-in shower and bidet. Outdoors, a 40-foot private pebble-finished gunite salt pool has an end-to-end underwater bench. An eight-person Alaskan yellow cedar hot tub is available year-round. There is a private outdoor cedar shower, a fenced backyard with lawn games, and a deck overlooking farm fields and the hills surrounding the lake. Outdoor furnishings include a teak dining table for 10, seating and loungers, a gas barbecue, a wood fire pit and a hammock in the fruit-tree orchard. The house is at the gateway to the Connecticut Wine Trail on a scenic state drive. Lake Waramaug and Warren Town Beach are within walking distance; New Preston is a short drive away, and Washington, Kent and Litchfield are 10–20 minutes away. The homeowner manages on-the-ground operations and guest communication after booking confirmation. New Preston is a short drive away, and Washington, Kent and Litchfield are 10–20 minutes away. Maximum occupancy is 10 guests. The primary renter must be at least 30 years old. Smoking is not allowed. Additional persons and events are prohibited without express approval. Events, commercial activities and other non-traditional uses, including rotating groups during one stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur fees and/or a security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about availability of outdoor furniture and equipment. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the same dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 in damage protection, subject to booking-agreement coverage details. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours. ## Property questions ## Is the pool fenced?
