## About the house

The cottage is part of a lakefront co-op complex on approximately two acres in Montauk. Its approximately 250-square-foot interior has an open-concept living area, laminate wood floors, windows and a skylight, a couch, flat-screen TV and a two-person dining table with a view toward the lake. The sleeping area has a full bed with curtains for privacy, air conditioning, a closet, TV and access to the deck. There is a full ensuite bathroom with a shower.

Outside, wraparound decking has a retractable awning, patio furniture, a charcoal grill and two lounge chairs. Two paddle boards, two beach chairs, a beach umbrella and beach towels are supplied. Walk down to Lake Montauk or travel to nearby Ditch Plains Beach by car or bike. Downtown Montauk, waterfront restaurants, fishing docks, state parks and Montauk Lighthouse are nearby.

The homeowner manages on-the-ground operations and guest communication after booking confirmation. StayMarquis can help facilitate requests such as grocery shopping or arranging a private chef.

Lake Montauk is accessible on foot from the cottage. Nearby Ditch Plains Beach can be reached by car or bike. The property is not handicap accessible and is not suitable for multiple families, unrelated guests or children of any age. Outside Memorial Day through Labor Day, inquire before booking whether outdoor furniture and equipment will be available; spring cleaning and updates typically occur in late April or early May.

The primary renter must be at least 30 years old. Maximum occupancy is two, with no additional guests permitted. Pets and smoking are prohibited. Events are prohibited. Commercial activities, rotating groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply.

Utility fees are included, but guests are responsible for excessive usage. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense.

Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, the original dates may still be used provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival.

In lieu of a security deposit, damage protection covers up to $25,000, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.
