# Lake Montauk Marvel Montauk, NY, United States (general area) ## About the house The house occupies a waterfront acre and has a 2,000-square-foot, open-plan interior. The living room has large windows overlooking the backyard and a flat-screen TV. The equipped kitchen includes granite countertops, a stove, oven, refrigerator, dishwasher, microwave, cookware, a standard coffee maker and a Keurig. There is a two-seat breakfast area, a nine-person dining table and a Bluetooth speaker system. All four bedrooms are on the main floor. Two have queen beds and two have a pair of twin beds. Each bedroom has air conditioning and a closet. Bedrooms 1 and 2 have TVs; bedrooms 1 and 3 have deck access. Bedroom 1 has a full ensuite bathroom, while bedrooms 3 and 4 have access to a full Jack-and-Jill ensuite bathroom. The three full bathrooms include two showers and one shower/tub combination. Outside are an uncovered deck, patio furniture with a table, chairs and umbrella, gas and charcoal grills, a lawn and a hot-and-cold outdoor shower. Three beach chairs, beach toys and a paddle board are supplied; the paddle board can be launched from the marina. Linens, bath and beach towels, heating, a washer and dryer, Wi-Fi and a laptop-friendly workspace are provided. The lawn slopes gently to a private path to Lake Montauk. Montauk Harbor restaurants are a short walk away. Nearby Montauk County Park offers beach access, outer beach camping, fishing, hiking and canoeing. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require owner approval and may incur additional fees and/or a security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $65.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen the dates, at the owner's discretion. If the same dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued once the replacement reservation is fully paid. If not rebooked, the original dates remain usable if scheduled payments are complete and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours.
