The infinity pool is 5 m wide and 12.5 m long. It has a 30 cm-deep shallow beach, five steps, and a depth of 1.10–1.95 m in the remaining area. It has salt purification, internal lighting and a travertine sun deck. The pool is open from the last Saturday in April to the first Saturday in October. Travertine steps lead from the house to the pool.

Wireless internet connection is provided.

The property is in hilly countryside. Access includes 150 m of uphill dirt-and-gravel road; low and sports cars are not suitable. The property is about 10 km from Marsciano, 3.2 km from Spina, and 3.5 km from shops and services in Spina and San Biagio della Valle. Spina has grocery shops, ATMs, bars, restaurants, a supermarket, pharmacy, post office, bank and bus stop. The park and pool area have stone and travertine steps.

The property is for private lease only. Pets cannot enter the pool. The property is not fenced. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization and agreed terms. Unauthorized chefs and suppliers are not permitted; villa services may be provided only by official Emma Villas chefs and suppliers.
