The villa has three floors, with the guest apartment on the first floor reached by an imposing internal staircase. The property includes a 13-hectare estate with woodland, vineyards and olive trees, plus a 1,000-square-metre fenced garden.

The property is 3.5 km from Passignano sul Trasimeno and 2 km from the E45 Passignano Est exit. Access includes 1 km of unpaved road in good condition. Lake Trasimeno is a few kilometres away. The pool is at a lower level than the house, and the guest apartment is reached by an imposing internal staircase.
