The property has a 1.80-metre-high wire-mesh fence.

The property is between Montefalco and Bevagna, each about 4 km away. The garden slopes gently from the pool toward the villa. The pool is reached by a stone path, and the property has 70 metres of unpaved access road. Three uncovered parking spaces are outside the property's gate. The Tyrrhenian Sea is 143 km away and the Adriatic Sea is 112 km away.

The property is for lease only. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization and agreed terms. The property accommodates a maximum of 10 guests. Owners may occasionally occupy a completely independent portion with a separate gated entrance; they do not share the garden, pool or other outdoor spaces with guests.
