The property consists of two separate apartments with no internal access between them. Each apartment has a kitchen, living spaces, three bedrooms and three bathrooms. The grounds include lawns, paved paths, a portico with lounge and dining areas, a ping pong table, a mobile barbecue and parking.

The pool is 8 x 4 metres with a constant depth of 1.5 metres, five built-in steps and a chlorine-based sanitation system. It is open from the last Saturday of April to the first Saturday of October. The pool is surrounded by a stone-paved sunbathing area with loungers, umbrellas and small tables.

The property is 1 km from Sarteano. Access roads are paved up to the entrance gate. The main entrance has parking for up to three vehicles; a rear gate provides additional parking for four cars. Chiusi train station is 11 km away and the A1 Chiusi-Chianciano exit is 6 km away.

The two apartments have no internal access between them. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorisation. Unauthorised chefs and suppliers are not permitted. Pets are allowed; additional cleaning is required when animals stay.
