House rules

Reservations require approval before confirmation. Maximum occupancy is eight; additional persons require express approval. Smoking is not allowed. Events are prohibited under the standard policy; events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $50.00 per night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One hypoallergenic, non-shedding dog of 20 lbs or less is permitted for $50.00 per night; other pets, multiple dogs and dogs outside these limits require express approval. Outside Memorial Day to Labor Day, inquire before booking about pool/hot-tub availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Payments are generally non-refundable. If canceled dates are reopened at the owner's discretion and rebooked for the same dates at an equal or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, use of the original dates remains possible subject to the payment schedule and written notice to Marquis at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts above $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, up to $25,000 of accidental-damage protection is provided, subject to the booking agreement.

Getting there

Little Peconic Bay is around the corner, and Southampton and Sag Harbor villages are minutes away. The home is on a private no-through street. The property is not suitable for unrelated guests; the primary renter must be at least 35 years old.
