The main level has a living room, Great room, formal dining area and an equipped kitchen. Large window walls connect the interior with outdoor living areas, including a covered dining patio, bluestone patio, deep front porch and deck. Upstairs is an additional living area; the lower level has an open recreation and game area with ping pong. Four upstairs bedrooms have walk-in closets and full ensuite bathrooms. The other bedrooms are on the main and lower levels. Bathrooms include showers and soaking tubs, with six full bathrooms and one main-floor half bathroom in total. The kitchen includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, cookware, dishes, wine fridge, pot and Keurig coffee makers, toaster and blender. Central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, washer and dryer are provided. Linens, bath towels and pool/beach towels are supplied. Entertainment includes television, Smart TV and a Sonos speaker system. The landscaped backyard has a private heated Gunite pool, lounge seating, a gas grill and a hot-and-cold outdoor shower. Inquire before booking outside Memorial Day to Labor Day about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 35 years old. Maximum occupancy is ten. Pets and smoking are prohibited. Additional guests require express approval. Events are prohibited; reservations involving events, commercial activities, rotating groups or other non-traditional uses require prior written approval and may incur additional fees or an increased security deposit. Reservation approval and a separate booking agreement signed by both parties are required before confirmation. A refundable cash security deposit of $10,000 is required, subject to a separate Security Deposit Agreement signed before check-in. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival.
