The apartment has a bright living area with an L-shaped sofa, large windows and a flat-screen TV, plus a dining table with wicker chairs. The fully equipped kitchen includes an oven, hob, microwave, cupboard storage and a washer-dryer.

Both bedrooms have double beds. The main bedroom has bedside lamps and storage; the second has wardrobe space, colourful décor and natural daylight from its top-floor location. The bathroom has a bath with an overhead shower, a toilet, a wash basin and shelf space.

Professional cleaning is provided before arrival, along with hotel-quality bed linen and fresh towels. Guest assistance is available 24/7. This is a self-catered apartment: toiletries, cooking oil, salt and pepper cannot be guaranteed between stays. A new boiler was installed in June 2025, and the apartment was repainted in January 2026.

Edinburgh Castle, the Royal Mile and Princes Street Gardens are a short walk away. Grassmarket, The Meadows, Usher Hall and the University's historic campus are also nearby. Fountainbridge offers cafés, pubs and restaurants, with the Edinburgh International Conference Centre, Cameo Picturehouse, Lyceum and Traverse Theatre in the area. The Union Canal offers walking and cycling opportunities.

A maximum of one pet is allowed at no additional fee. The apartment is suitable for children aged 2–12 but not suitable for infants under 2. No quiet time is designated. A mandatory 5% Edinburgh Visitor Levy applies to all stays from 24 July 2026 onwards; it is included in the total booking cost and collected automatically.
