Il Vignale is a 700-square-metre villa at the end of a private driveway on a hill near Arezzo. It has two large living rooms, a kitchen, six double bedrooms, two communicating single bedrooms, eight bathrooms, a study, a panoramic attic used as a solarium, a fenced park, a private swimming pool, a tennis court, a fitness room, a ping-pong table and an outdoor hydromassage tub. The villa is about 3 kilometres from the historic centre of Arezzo, and the A1 motorway is about 7 kilometres away.

The fenced rectangular pool is on a lower terrace a few metres from the house. It measures 12 by 9 metres, has a depth ranging from 1.20 to 3.80 metres, two metal ladders and a diving board. It is open from the last Saturday in April until the first Saturday in October and has chlorine purification. Access is via steps from the garden or through the games-room French window.

The villa is about 3 kilometres from Arezzo's historic centre, about 7.5 kilometres from the A1 Arezzo exit and about 4.5 kilometres from Arezzo railway station. The access road is paved up to the entrance. The property is on terraced hillside ground, and steps lead to the pool area.

When rented in this arrangement, no other guests are present on site. The pool is seasonal and is open from the last Saturday in April until the first Saturday in October. Pets are allowed. The property is not certified for reduced-mobility access.
