The villa dates from 1883 and covers approximately 220 square metres over two floors that are not internally connected. The main saltwater pool measures 13 x 7 metres and has a constant depth of 1.20 metres. A separate chlorine children's pool measures 6 x 1.5 metres and is 0.50 metres deep. The pool area has a partly paved and partly lawned solarium with sunbeds, umbrellas, tables and a shower. The pool is open from the last Saturday in April to the first Saturday in October.

The property is near Montegemoli in the Val di Cecina. Marina di Cecina on the Tyrrhenian Sea is 37 km away. Access includes 700 metres of unpaved road in good condition. Parking is uncovered inside the property. The property is spread over two floors that are not internally connected, and the pool is reached by a few stone steps and a short path across the lawn. A restaurant in Montegemoli is 4 km away, and a restaurant run by the owners is 600 metres away.

Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization and agreed terms. The maximum occupancy is 8 guests. The property is rented exclusively to the booking group, with no other guests present on site. The property is not certified for reduced-mobility access.
