House rules

The primary renter must be at least 25 years old. No guests beyond the maximum occupancy of seven are permitted. Smoking is not allowed. Reservations require approval before confirmation. Pets require owner approval and may incur additional fees and/or a security deposit. Utility fees are included, but guests are responsible for excessive usage. One end-of-stay cleaning is included; for reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Commercial activities, rotating groups and other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.
