# House Behind the Hedges Sagaponack, NY, United States (general area) ## About the house House Behind the Hedges accommodates up to 16 guests across the main house and pool house studio. Two primary suites each have a seating area and a marble bathroom with shower, tub and double vanity. Two guest bedrooms share a Jack-and-Jill bathroom. The pool house contains the ninth bedroom, a full bathroom, a living area with a wood-burning fireplace, a wet bar with fridge, and a mahogany deck with an outdoor shower overlooking the pool. Bathrooms are supplied with robes. The house has furnished interiors with art, wide-plank white oak floors, five wood-burning fireplaces, a library and a wine cellar. The fully equipped chef’s kitchen has stainless steel appliances, a marble-topped island and mahogany countertops. An informal dining area seats eight; the formal dining room seats ten and opens toward the yard through French doors. Entertainment facilities include a media room, eight flat-screen TVs across the house and studio, a fitness room and a pool table. Bluestone patios surround the heated outdoor pool. Tall hedges enclose landscaped gardens and an expansive yard with apple trees, a vegetable garden and a flower garden. Guests may pick produce and cut flowers. Bed linens, bath towels, pool/beach towels, a hair dryer, iron and ironing board, heating, washer, dryer, Wi-Fi and an outdoor grill are provided. The property is south of the highway on Sagg Main Street, minutes from Gibson and Sagg Main Beach and close to Bridgehampton, Sagaponack shops and restaurants. The homeowner handles on-the-ground operations and guest communication after booking confirmation. The estate is south of the highway on Sagg Main Street in Sagaponack, minutes from Gibson and Sagg Main Beach and close to Bridgehampton. The property is not wheelchair accessible. It is not suitable for unrelated guests. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests and events are prohibited without express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require express owner approval and may incur fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $200.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to arrange reopening of the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement booking is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger balance payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
