House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees or an increased security deposit may apply. Reservations require approval before confirmation. One dog of 25 lbs or less is permitted for an additional $150.00 per booking. Dogs over 25 lbs, multiple dogs and all other pets require express approval. The additional-fees schedule labels the dog approval fee $150 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $45.00 per reservation night. One light cleaning for every eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Payments are generally non-refundable. If the owner elects to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If it is not rebooked, guests may use the original dates provided payments comply with the booking schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. Instead of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. Approved special uses may nevertheless require an increased security deposit. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime appointments.

Getting there

Devon Beach is minutes away. Atlantic Avenue Beach and Amagansett's shops and restaurants are a short drive away; Gardiners Bay Beach is nearby. The two second-floor bedrooms and upstairs shower are suited to children and may feel tight for adults. The house is not suitable for unrelated guests. Outside Memorial Day through Labor Day, confirm outdoor furniture and equipment availability before booking; spring cleaning and updates typically occur in late April or early May.
