The source discloses an exterior security camera. All guests must provide government-issued ID before check-in; the reservation guest's ID must match their payment card. A working phone number and signed rental agreement/check-in form are required. Local residents must contact the host before booking. Report cleanliness concerns within two hours of arrival. Quiet hours start at 10 pm. No parties, events, smoking, vaping, marijuana or open flames, including candles, incense and sage. Smoking or fire violations incur USD 200 per reservation day. Do not exceed the published maximum occupancy at any time; violations may lead to removal without refund, with USD 50 per extra guest per night. Unauthorized checkout after 11 am incurs USD 50. Pets are not allowed. Excessive cleaning costs extra. Food and package deliveries must be collected outside the building or gates. A damage hold is placed on the payment card two days before arrival and released after checkout; failure to collect it automatically cancels the reservation. Direct-booking cancellations and refunds incur a 4% credit-card fee. The page advertises cancellation refunds of 100% at least 14 days before arrival and 50% at least seven days before arrival, with a separate policy for stays of at least 30 days: 100% at least 30 days ahead, 50% at 14–29 days and none within 13 days. No-shows are non-refundable, without credits or rescheduling. Confirm the applicable cancellation terms at the host's checkout. Stays longer than 30 days require a lease and background check; stays of at least 30 days require paid cleaning on day 15, charged against the security deposit. Returning forgotten items costs USD 75 plus postage. Guests are liable for costs if rule violations require refunds or discounts for other guests. The host may decline repeat reservations from guests who previously violated its rules.

The apartment is on the third floor, with no elevator on the property. One dedicated parking space is available next door. Beale Street is a 5–7-minute walk away; Orpheum Theatre is a 4-minute walk, FedEx Forum an 8-minute walk, the National Civil Rights Museum a 6-minute walk, and Tom Lee Park and the riverfront a 10-minute walk.
