House rules

Maximum occupancy is eight. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Reservations require approval before confirmation. Events of any size, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Reopening canceled dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the dates are not rebooked, guests may use their original reservation provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In place of a security deposit, the property has damage protection up to $25,000, subject to the booking agreement. The owner may arrange showings for prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

The house is between Sag Harbor and East Hampton, close to Sag Harbor golf course and bay and ocean beaches. The community tennis court is shared with 11 other homes. The property is not suitable for multiple families and unrelated guests. Inquire before booking outside Memorial Day to Labor Day about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
