The open-plan kitchen connects to the dining and living rooms, with a wood-burning fireplace and sliding doors opening to the deck, pool and spa. The lower level has a wet bar, media room and sauna. Five bedrooms include two second-floor ensuite rooms, one with a Jacuzzi tub and walk-in closet. Each bedroom has a queen bed and air conditioning; one also has a sleeper sofa and another has a bunk bed. There are five full bathrooms and one half bathroom. The fenced backyard has a hammock, fire pit with Adirondack chairs, eight patio loungers and an umbrella-shaded outdoor dining table seating up to 12. Lawn-game equipment is provided. Outdoor facilities include a gas grill, heated private pool and hot tub; beach chairs, a cooler and kayak/canoe are also available. The kitchen includes a refrigerator, stove, oven, dishwasher, microwave, wine fridge, coffee pot, toaster, blender, cookware and dishes. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, reopening the dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
