# Hideaway on Holly East Hampton, NY, United States (general area) ## About the house The recently renovated home has over 4,000 square feet of living space, with a formal living room, formal dining room and family room. The eat-in kitchen includes appliances, an island and breakfast bar, with French doors leading to the rear deck. There are five bedrooms, including two primary suites. One primary suite has an ensuite bathroom with a soaking tub and separate shower; the other has direct backyard access. The finished lower level contains a recreation room with a sectional sofa, large TV, play area, fitness area and fifth bedroom. The landscaped private backyard has an outdoor heated saltwater pool, seating areas, a retractable covered patio and a screened porch. Outdoor equipment includes a gas grill, hot-and-cold outdoor shower, eight beach chairs, four adult bicycles, a beach umbrella and cooler. Bed linens, bath towels, pool/beach towels, heating, hot water, an iron and ironing board, washer and dryer are provided. The home is child-friendly and has a crib. Bathrooms comprise an upstairs ensuite with shower and tub, another upstairs full bathroom with shower, a main-floor ensuite with shower and tub, a main-floor half bathroom and a lower-level full bathroom with shower. Bedrooms are distributed across the second floor, main floor and lower level. Maximum occupancy is eight; no additional persons are permitted. The primary renter must be at least 25. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activity, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Pets require owner approval; the dog approval fee is $500 per dog per booking, and an additional security deposit may apply. Outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement booking is made, the original dates may still be used if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
