# Hedges Banks Modern East Hampton, NY, United States (general area) ## About the house The approximately 6,500-square-foot house has an open layout, a double-height living room with a fireplace, a dining room and a kitchen with Thermador appliances. A sunroom/den sits beside the dining room, and sliding doors connect the living spaces to the back deck. The deck has an outdoor dining table, a gas barbecue and several seating areas. An outdoor shower and fenced backyard complement the private heated saltwater pool. Gym equipment and bikes are available. All four bedrooms have hardwood floors, air conditioning and full ensuite bathrooms. The two primary bedrooms, one on the main floor and one upstairs, each have a king bed, a walk-in custom closet and a bathroom with a soaking tub, double-sink vanity, walk-in shower and separate toilet compartment. The main-floor primary has sliding-door access near the pool. The other upstairs bedrooms contain a double/full bed and a bunk bed respectively; an additional upstairs sleeping area has a sofa bed and air conditioning. TVs are in Bedrooms 1, 2 and 4. Wi-Fi, heating, a washer and dryer, bed linens, bath towels, pool/beach towels, a hair dryer and an iron/ironing board are provided. The primary renter must be at least 28 years old. Smoking is not allowed. Reservations require approval before confirmation. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in.
