House rules

The primary renter must be at least 30 years old. Maximum occupancy is 11; additional guests beyond this limit are not permitted. Pets and smoking are prohibited. Reservations require approval before confirmation. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $142.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are at the guest’s expense. A refundable cash security deposit of $5,000 is required. Payment and administration are governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If a guest cancels, Marquis will use best efforts to work with the owner to reopen and rebook the dates; reopening is at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Amagansett town, Indian Wells Beach, Hampton Jitney and the train station are a short walk away. Nearby beaches include Atlantic, Indian Wells and bay beaches. The property is between Montauk and East Hampton. Bedrooms are on the second and third floors. The property is not handicap accessible. Driveway parking is limited to three cars.
