# Heart of Amagansett Amagansett, NY, United States (general area) ## About the house The approximately 5,000-square-foot farmhouse combines restored hand-hewn beams, original pine floors and a fire hearth with modern amenities. The first floor has an eat-in chef’s kitchen with high-end appliances, a formal dining room, a library and a bright living room. Six bedrooms occupy the second and third floors, with a second living room and outdoor decking. All six bedrooms have air conditioning; bedrooms 1 and 3 have ensuite bathrooms. There are four full bathrooms, one half bathroom and an outdoor shower. Outside are a private heated gunite pool, a bluestone patio, an uncovered deck, a furnished balcony, a gas grill and a fire pit. Six beach chairs, a beach umbrella and six lounge chairs are provided. The yard is fenced. Outdoor tables, chairs, grill and balcony seating are available year-round. Facilities include Wi-Fi, a laptop-friendly workspace, a gym/fitness room, a Sonos speaker system, heating, a wood-burning fireplace, a wood stove, a washer and dryer, linens and bath and pool/beach towels. Kitchen equipment includes a refrigerator, microwave, coffee equipment, toaster, blender, cookware, dishes and cutlery. There is a private entrance and driveway parking for three cars. Amagansett town, Indian Wells Beach, Hampton Jitney and the train station are a short walk away. The property is between Montauk and East Hampton. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Indoor devices are stowed in two locations; the owner provides instructions for deactivating or unplugging them if they have not already been deactivated before arrival. The primary renter must be at least 30 years old. Maximum occupancy is 11; additional guests beyond this limit are not permitted. Pets and smoking are prohibited. Reservations require approval before confirmation. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $142.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are at the guest’s expense. A refundable cash security deposit of $5,000 is required. Payment and administration are governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If a guest cancels, Marquis will use best efforts to work with the owner to reopen and rebook the dates; reopening is at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
