The living room has a large sectional, a flat-screen TV, windows and sliding doors. A separate dining room seats six and opens onto a deck. The kitchen has a pass-through to the dining room, wood cabinetry and stainless-steel appliances, including a stove, oven, refrigerator and dishwasher. A Keurig coffee maker, toaster, cookware and tableware are provided. All three bedrooms are on the main floor of the main house and have air conditioning and closets. The primary bedroom has a king bed and a full ensuite bathroom with a marble shower/tub combination, a deep jetted tub and multiple showerheads. Bedroom 2 has a TV. Both full bathrooms have shower/tub combinations. Outdoor spaces include over 4,500 square feet of decks and patios, a 2,500-square-foot marble pool patio, outdoor dining areas, a gas grill and lounge seating. The private outdoor saltwater pool measures 21 by 42 feet and is heated and fenced. The backyard is also fenced. Six lounge chairs, four beach chairs and one adult bicycle are provided. The home has central air conditioning, heating, Wi-Fi, cable and smart TV, a Bluetooth speaker system, a washer and dryer, bed linens, bath towels and pool/beach towels. Driveway parking accommodates four cars. Nearby beaches include Menhaden Lane Beach, Hay Beach and Ram's Head; Shelter Island restaurants and shops are close by. Events require express approval and may incur a $2,000 event fee. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees or an increased security deposit may apply. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If a cancellation is successfully rebooked for the original dates at the same or a higher price, a refund less 20% of the total reservation amount is issued after the replacement reservation is fully paid. Reopening dates is at the owner's discretion. If no replacement reservation is made, the original guest may use the original dates if payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
