Equipment includes a refrigerator, stove, oven, dishwasher, microwave, pots and pans. A usable fireplace, washer, dryer, bed linens, bath towels and hair dryer are provided. Wi-Fi, a laptop-friendly workspace, parking and a stretching/yoga mat are available. Sliding glass doors open onto a furnished back deck overlooking the half-acre lawn and sunken pool. The pool house has air conditioning, a refrigerator and darts. Outdoor equipment includes a grill, one adult bicycle and seven beach chairs. Private Clearwater Beach and its marina are one mile from the house. Guests receive key-card access and can use the gazebos. The primary renter must be at least 35 years old. Smoking is not allowed. Pets, additional guests and events require express approval. Events, commercial activities and other non-traditional uses, including rotating guest groups, require prior written approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $95.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen canceled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage terms in the booking agreement.
