The approximately 3,600-square-foot home has open living and dining spaces, a wood-burning fireplace, a work-from-home area and a finished lower level with a TV area. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, Keurig coffee maker, toaster, cookware and tableware. Central air conditioning, heating, Wi-Fi, a washer and dryer, and Sonos speakers are provided.

Three bedrooms are on the main floor: one with a king bed and two with queen beds. Two further queen bedrooms are on the lower level. All five bedrooms have air conditioning and closets. Both primary bedrooms have ensuite bathrooms and cable/streaming TV; the second primary bedroom has balcony/deck access. There are two full bathrooms on the main floor and a full bathroom with a shower on the lower level. Bed linens, bath towels and pool/beach towels are supplied.

Outdoor facilities include a heated freshwater pool, an expansive uncovered deck, outdoor dining furniture, an umbrella, lounge chairs, sitting areas and a gas barbecue. Free parking is available. The home is near Shinnecock Hills Golf Club and Coopers and Cryder Beaches, with Southampton, Hampton Bays and Sag Harbor a short drive away.

The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program.

The property is not handicap accessible. Coopers and Cryder Beaches and Shinnecock Hills Golf Club are nearby. Southampton, Hampton Bays and Sag Harbor are a short drive away.

The primary renter must be at least 28 years old. Maximum occupancy is 10; additional guests are not permitted. Pets and smoking are prohibited. Events are prohibited. Event-related reservations, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation.

Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $185.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense.

Payments are non-refundable unless otherwise stated. If the owner agrees to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notification at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.

In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement's coverage details. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime visits.
