All four bedrooms are on the second floor of the main house. The primary bedroom has a king bed and a full ensuite bathroom; the other three bedrooms each have a queen bed. Every bedroom has air conditioning, streaming TV and a standard closet. One full bathroom with a shower is on the first floor; the second floor has a full bathroom with a shower/tub combination and the primary ensuite with a shower. The fenced backyard includes a private, fenced, heated pool, a patio and an outdoor grill. Central air conditioning, heating, Wi-Fi, a washer and dryer, bed linens, bath towels, pool/beach towels, a hair dryer and an iron with ironing board are provided. There is a two-car garage. Seasonal cleaning and updates typically take place in late April or early May. Reservations require approval before confirmation. The primary renter must be at least 35 years old. Smoking is not allowed. Additional guests and events are prohibited without express approval. Events, commercial activities and other non-traditional uses, including rotating groups during one stay, require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require owner approval and may incur additional fees and/or a security deposit. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will attempt to work with the owner to reopen the dates for rebooking, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; balances over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement’s coverage details.
