## About the house

The apartment accommodates up to three guests. The kitchen has a gas hob, refrigerator with freezer, moka pot, coffee machine, kettle, oven, microwave, toaster, hand blender, wine glasses, utensils and a dining table. The living room has a sofa, table, chairs and TV. The bedroom has a TV and wardrobe. The bathroom has a shower, washbasin, bidet and toilet.

A small uncovered patio has two loungers, a small table and chairs. Guests share a swimming pool with loungers and small tables, plus a garden dining area with a barbecue, tables and benches beneath a pergola. The pool opens from 1 June to 15 September, between 09:00 and 20:00.

Other facilities include independent heating, a fan, mosquito screens, a drying rack, an iron and ironing board, bed linen, towels, a hairdryer and cable television. Wi-Fi is unavailable.

Self check-in is used, with assistance available until 23:00. Guest registration through the Guest Portal must be completed before access instructions can be issued. Instructions for registration are sent seven days before arrival.

There are seven steps at the independent entrance and further steps between the living and sleeping areas; there is no elevator. The historic centre of Passignano is less than ten minutes away by car, Spiaggia Caloni is seven minutes away by car, and bars, a pharmacy and a supermarket are six minutes away by car. A car is the most convenient means of reaching the property and exploring the area. Umbria International Airport is 35 km away; Passignano sul Trasimeno station is 3.8 km away, Perugia station 26 km and Assisi station 44 km.

Guest Portal registration is mandatory before access instructions can be received. Registration instructions are sent seven days before arrival. Heating use is subject to Italian regulations: the winter weighted average indoor temperature must not exceed 19°C; the stated climate-zone schedule allows 13 hours daily from 22 October to 7 April. Standard check-in is 15:00–21:00. Late check-in from 21:00 to 01:30 carries a €40 charge. Self check-in assistance is available until 23:00. Non-refundable bookings receive no refund for cancellation, modification or no-show. Standard bookings allow free cancellation until seven days before check-in; after that deadline, cancellation, modification or no-show receives no refund.
