The bathroom has a shower enclosure, washbasin, bidet and toilet. The kitchen includes an induction hob, refrigerator, dishwasher, moka pot, coffee machine, kettle, oven, microwave, toaster, wine glasses, cooking utensils and dining table. The courtyard has a small table, chairs and an outdoor sofa, and can be used to store bicycles. Facilities include unlimited Wi-Fi, air conditioning with one unit in the living area and one in the sleeping area, underfloor heating, mosquito screens, a washing machine in the kitchen, iron and ironing board, drying rack and hairdryer. Bed linen, towels, hot water, a private entrance and a fire extinguisher are provided. A cot and high chair are available on request, subject to availability. One exclusive-use parking space is available free of charge in front of the entrance, and charging facilities are available for electric cars and bicycles. The nearby Ciclopista del Trammino connects Pisa with Marina di Pisa through countryside and pine woodland toward the coast. Online registration is mandatory before receiving key-collection instructions and accessing the apartment. Instructions for registering identity documents through the Guest Portal and paying the tourist tax are sent seven days before arrival. Free self-service key collection is available on site; telephone assistance is available until midnight. Optional staff key handover at the apartment is available on request: EUR 15 from 15:00–21:00, EUR 25 from 21:00–23:00, EUR 30 from 23:00–00:00, and EUR 40 from 00:00–01:30. Air conditioning and heating are subject to Italian regulations: summer average indoor air temperature must not be below 26°C, and winter weighted average temperature must not exceed 19°C. For Pisa climate zone D, heating is limited to 11 hours daily from 8 November to 7 April. Non-refundable bookings receive no refund for cancellation, modification or no-show.
