The apartment begins on the first floor of a building without a lift and occupies two levels connected by an internal staircase. Both bedrooms are on the upper level and each has one double bed. Bedroom 1 has a split air-conditioning unit.

The lower level has an equipped kitchen with a moka coffee maker, conventional oven and cooking utensils. The living room includes a 32-inch TV, sofa, dining area and split air-conditioning unit. A full bathroom has a shower, bidet and hairdryer; a utility cupboard contains a washing machine and dryer. Upstairs there is an additional toilet with a washbasin. Unlimited Wi-Fi is available.

Piazza San Marco is a 10-minute walk away, and the Arsenale waterbus stop is a 3-minute walk away. Riva degli Schiavoni is also a 3-minute walk away. Paid public parking is available around Piazzale Roma and Tronchetto.

Check-in is from 15:00 to 20:00 and must be arranged with the property. Later arrivals incur a surcharge: EUR 40 from 20:00 to 22:00 or EUR 60 from 22:00 to midnight. Check-out is at 11:00. Guests receive registration and tourist-tax instructions seven days before arrival.

Arrange check-in directly with the property. Check-in is normally 15:00–20:00; arrivals from 20:00–22:00 incur a EUR 40 surcharge, and arrivals from 22:00–00:00 incur a EUR 60 surcharge. Seven days before arrival, guests receive instructions to register identity documents through the Guest Portal and pay Venice's tourist tax. Registration information is submitted through the Italian Alloggiati Web police reporting system. Instructions also cover downloading a voucher for free entry to Venice's historic city under the experimental access-contribution scheme beginning April 25. Air-conditioning and heating operation are subject to Italian regulations: summer average indoor temperature must not be below 26°C, and winter weighted average temperature must not exceed 19°C. The published heating schedule for Venice climate zone E is 13 hours daily from October 22 to April 7. For non-refundable bookings, cancellation, modification or no-show receives no refund. Standard bookings allow free cancellation until seven days before check-in; after that, cancellation, modification or no-show receives no refund.
