House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 80 lbs or less is permitted for $250.00 per booking; larger dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage. One light cleaning per eight nights booked and an end-of-stay cleaning are included; extra cleanings are at guests' expense. The owner may show the property to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours. Payments are non-refundable unless otherwise stated. If cancelled dates are reopened at the owner's discretion and rebooked at the same or higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement booking. If not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above that must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.

Getting there

All bedrooms and full bathrooms are upstairs; a half bathroom is on the main floor. The property is not handicap accessible. There is no beach access from the property. Nearby beaches include HOA Beach, 67 Steps Beach, Sandy Beach and Southold Town Beach. The backyard garage is locked and unavailable to guests. Outside Memorial Day to Labor Day, confirm outdoor furniture, equipment and pool availability before booking; spring cleaning and updates typically occur in late April or early May.
