# Grapevine Modern Mattituck, NY, United States (general area) ## About the house Grapevine Modern accommodates up to eight guests in four second-floor bedrooms, with three full bathrooms upstairs and a half bathroom on the main floor. The primary bedroom has a king bed, a full ensuite with shower and tub, a walk-in closet and a private balcony/deck. The second bedroom has a queen bed and a full ensuite with shower. The remaining two bedrooms each have a queen bed; a third upstairs bathroom has a shower/tub combination. All four bedrooms have air conditioning and TVs. The open-plan interior includes a living room with a large-screen TV, a dining room, an upstairs media area and work-from-home spaces. The kitchen includes a refrigerator, oven, stove, microwave, dishwasher, coffee maker, toaster, blender, cookware, dishes, silverware, wine fridge and ice maker. Central air conditioning, heating, Wi-Fi, a washer and dryer, linens, bath towels, pool/beach towels, a hair dryer and an iron/ironing board are provided. Outside are a private heated outdoor saltwater pool, a covered deck/patio, outdoor dining furniture, a gas grill and four lounge chairs. The backyard is fenced, but the pool itself is not fenced. Free parking is available. Nearby wineries include RGNY Winery and Macari Vineyards. Mattituck's shops and attractions are a short drive away, and Veterans Beach is nearby. Reservations require approval before confirmation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. Events of any size, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. ## Property questions ## Is the pool fenced? No. The pool is not fenced, although the backyard is fenced. ## Who manages the stay after booking? The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program. ## What is the cancellation policy? Unless otherwise stated, payments are non-refundable. If you cancel, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, you may use the original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. ## How are balance payments handled? Credit-card balance payments are capped at $3,500. Payments over $3,500 must be made by check, ACH or wire. ## Is damage protection provided? In lieu of a security deposit, the property includes up to $25,000 in damage protection. Coverage details are provided in the booking agreement.
