The living room has two couches, a glass coffee table, Smart TV and fireplace. A separate dining table seats six and overlooks the deck and backyard. The eat-in kitchen has stainless steel appliances, a microwave, storage and a wooden table that can also serve as a work space. Three bedrooms provide two queen beds and two twin beds. All three bedrooms have air conditioning and TVs; the first bedroom has an ensuite bathroom. The first and second bedrooms are upstairs. Marble bathrooms include upstairs tubs, and there is a downstairs half bathroom. A wrap-around deck overlooks the garden and pool area, with golf-course and sunset views. Outdoor facilities include dining furniture, an umbrella, a gas grill, seven lounge chairs, beach toys and a fenced yard. The private outdoor pool is heated. The primary renter must be at least 26 years old. Smoking is not allowed. Additional persons require express approval; an additional guest fee of $100 per person per night may apply. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events are prohibited unless prior written approval is obtained. Events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written approval and may incur additional fees or an increased security deposit. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically take place in late April or early May. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime hours. Unless otherwise stated, payments are non-refundable. If cancellation is requested, Marquis will try to arrange reopening of the dates with the owner's agreement. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after the replacement reservation is paid in full. If no replacement reservation is made, the original stay may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival.
