There is a formal dining area and a separate den with a TV. All three bedrooms are on the main floor. The primary suite has a king bed, a bay window with water views, a closet and a full ensuite bathroom with a shower. Bedroom 2 has a queen bed. Bedroom 3 has a double/full bed, an ensuite bathroom, TV and closet. All three bedrooms have air conditioning. There are three full bathrooms with showers. Linens, bath towels, beach towels and basic bath essentials are provided. Outdoor facilities include a gas grill, wood-burning fire pit and hot-and-cold outdoor shower. A kayak, paddle board, two adult bicycles and beach umbrella are available. Louse Point Beach, Springs General Store and the Pollock-Krasner House are nearby places to explore, and East Hampton village is a short drive away. The cottage has central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, parking, a washer and dryer, smart TV and Sonos speakers. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after the new reservation has been paid in full. If the dates are not rebooked, guests may use their original reservation provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to coverage details in the booking agreement.
