House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests require express approval. Events are prohibited; any proposed event, commercial activity, rotating guest groups or other non-traditional use requires prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Pets require owner approval in advance and may involve fees and/or a security deposit; the dog approval fee is $150 per dog per booking. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per reservation night. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, the original stay may still be used if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

Main Beach and Georgica Beach are approximately one mile away and are also described as five minutes away. Beaches, restaurants, markets and the East Hampton library can be reached on foot; bicycles are available. Red Horse Market and CVS are approximately a three-minute walk away. Driveway parking is limited to three cars. Sleeping accommodation is spread across multiple levels, and the property is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
