# Georgica Beach House East Hampton, NY, United States (general area) ## About the house The house has an open main level with high ceilings, oversized windows, skylights, hardwood floors, exposed brick and a usable wood-burning fireplace. The living room has sofas, and the kitchen includes a breakfast bar, microwave, coffee equipment, dishes, cookware, toaster and blender, with a separate dining room. Sleeping accommodation spans the main floor, upper floor and lower level. The upper-floor primary room has a king bed, ensuite bathroom and streaming television. Another upper-floor room and the lower-level sleeping area also have ensuite bathrooms. Linens, towels and bath essentials are provided. There are five full bathrooms: two on the main floor, two upstairs and one downstairs; one main-floor bathroom has a shower/tub combination and the others have showers. Outside are landscaped grounds, a fenced backyard, an uncovered deck with furniture, a gas grill, lounge chairs, a private heated in-ground saltwater pool, a separate hot tub and a hot-and-cold outdoor shower. Beach chairs, a beach umbrella, two adult bicycles and tennis balls are available. Heating, air conditioning, Wi-Fi, a washer and dryer, a Bluetooth speaker, a travel crib, smoke detectors and a carbon monoxide detector are provided. Estimated floor area is 2,500 square feet, excluding the basement. The back gate opens toward Flywheel, CVS, Red Horse Market and three restaurants. Main Beach, Georgica Beach and the library/town are about a mile away. The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program. Driveway parking is limited to three cars. Sleeping accommodation is spread across multiple levels, and the property is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests require express approval. Events are prohibited; any proposed event, commercial activity, rotating guest groups or other non-traditional use requires prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Pets require owner approval in advance and may involve fees and/or a security deposit; the dog approval fee is $150 per dog per booking. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per reservation night. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, the original stay may still be used if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
