# Georgia Place Montauk, NY, United States (general area) ## About the house The approximately 1,800-square-foot home sits on nearly an acre of landscaped grounds. Interiors feature cathedral ceilings, hardwood floors, a renovated kitchen and a living room with a flat-screen television and wood-burning fireplace with custom mantel and tile work. The main-floor bedroom has a double/full bed. Upstairs, Bedroom 2 has a bunk bed and a twin bed, and the master bedroom has a king bed. An enclosed main-floor additional sleeping space has a sofa bed. Each of these sleeping spaces has air conditioning. Two full bathrooms, one on each floor, each have a shower and tub. Outside are a large lawn, uncovered decking, patio furniture with a table, chairs and umbrella, four lounge chairs, three beach chairs, a gas grill and a wood-burning fire pit. A private outdoor shower has hot and cold water and a changing room. Facilities include central air conditioning, heating, hot water, a washer and dryer, Wi-Fi, a laptop-friendly workspace and driveway parking for two cars. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, toaster, blender, ice maker, Keurig and Nespresso coffee makers, cookware, dishes and silverware. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval, and additional fees or an increased security deposit may apply. One hypoallergenic, non-shedding dog of 50 lbs or less is permitted for $100.00 per booking. The additional-fees entry specifies $100 per dog per booking. Other dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $55.00 per night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One end-of-stay cleaning is included. Spring cleaning and updates typically occur in late April or early May. For stays outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Payments are non-refundable unless otherwise stated. Reopening cancelled dates is at the owner's discretion. If the original dates are rebooked at the same or higher price and the replacement payment is collected in full, a refund less a 20% penalty on the total reservation amount is issued. If not rebooked, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In place of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
