# Gardiners Bay Beauty East Hampton, NY, United States (general area) ## About the house The main level has an open-plan great room combining the kitchen, dining area and living room, with floor-to-ceiling windows and ample natural light. The kitchen includes a granite-topped island with three high stools, a wine fridge, ice machine, microwave and a preparation area with a sink. The dining table seats ten. The living room has a sectional, ottomans, additional chairs and a fireplace; French doors lead to a furnished screened-in porch. The four bedrooms have storage space. Two first-floor bedrooms have a queen bed and two twin beds respectively. Upstairs, the primary bedroom has a king bed, walk-in closet, private deck and ensuite bathroom with a glass shower; another bedroom has a queen bed. A lower-level additional sleeping area has a bunk bed, air conditioning and a TV, and the lowest level also has a movie room. The pool house has a pull-out sofa but is not winterized and has no power or water in the off season. Outdoor facilities include a private, unfenced pool, hot tub, in-ground trampoline and outdoor grill. The backyard is fenced. Paddleboards and kayaks are available for use. Bed linens, bath towels, pool/beach towels, a hair dryer, heating, air conditioning, Wi-Fi, a washer and a dryer are provided. The pool is not fenced. The primary renter must be at least 25 years old. No additional guests beyond the maximum occupancy of 10 are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require owner approval and may incur additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. Marquis will use best efforts to work with the owner to reopen canceled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in accidental damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours. ## Property questions ## Is the pool fenced?
