# Gardenfield Retreat Water Mill, NY, United States (general area) ## About the house Gardenfield Retreat accommodates up to six guests in three bedrooms with two full bathrooms and a lower-level half bathroom. A main-floor queen bedroom has an ensuite shower bathroom; an upstairs queen bedroom and king bedroom share a Jack-and-Jill bathroom with a shower/tub combination. Linens and essentials are provided. The lower level also has additional sleeping accommodations. The kitchen has stainless steel appliances, an island seating three and direct deck access. Equipment includes a refrigerator, oven, stove, microwave, dishwasher, pots and pans, dishes, silverware, toaster, blender, pot and Nespresso coffee makers, and an ice maker. An eat-in dining area seats six and has a wet bar and beverage refrigerator. The high-ceilinged living room has glass sliders, additional dining for four and a wood-burning fireplace. A separate den has a sofa, TV and dedicated workspace. The private uncovered deck provides seating, lounging and outdoor dining. The grounds include gardens, a fenced yard, hammock, gas grill, gas fire pit, five-person freestanding hot tub and hot-and-cold outdoor shower. There is no swimming pool. Other facilities include window-unit air conditioning, heating, Wi-Fi, washer and dryer, parking, a game room, weights and a yoga mat, Sonos speakers and smart TV. Bath and pool/beach towels, a hair dryer and ironing equipment are provided. Safety equipment includes smoke and carbon monoxide detectors and a fire extinguisher. The homeowner manages property preparation, arrival coordination, on-site communication and maintenance. StayMarquis provides a Guest Experience Manager to help facilitate requests such as grocery shopping or a private chef. Events, commercial activities, rotating groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $75.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement booking is collected. If no new reservation is made, guests may use the original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. In lieu of a security deposit, the property has up to $25,000 in damage protection; coverage details are in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
