House rules

The primary renter must be at least 30 years old. Occupancy is limited to seven, with no additional guests permitted. Smoking is not allowed. Reservations require approval before confirmation. Guests must procure a comprehensive liability insurance policy. For stays longer than seven nights, one cleaning per week is mandatory and is paid for by the guest. Utilities are included, but guests are responsible for excessive usage. A refundable cash security deposit of $25,000 is required; payment and administration are governed by a separate agreement signed by owner and guest before check-in. Commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Payments are non-refundable unless otherwise stated. If a cancelled reservation is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If it is not rebooked, the original dates may still be used provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
