The open-plan main level combines a living room with two sofas and an armchair, high ceilings, and a dining table seating eight. A wrap-around kitchen has granite counters, ample cabinetry and counter seating. Windows overlook the back deck, pool and Sound. One bedroom is on the main floor and three are upstairs. Every bedroom has air conditioning, drawer space and a closet; two have ensuite bathrooms. Water views are available from every room. The expansive deck has outdoor dining furniture and six lounge chairs. Outdoor facilities include a gas grill and a private, fenced, heated outdoor saltwater gunite pool. Linens, bath towels, pool/beach towels, a hair dryer, an iron and ironing board, heating, television, Wi-Fi, a washer and dryer are provided. The hot tub is out of order and unavailable until further notice. The home is close to town and the marina. Nearby beaches and town grocery stores are approximately two miles away. The homeowner manages on-the-ground operations and guest communication after booking confirmation. The backyard is not fenced. The primary renter must be at least 35. No guests beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events are prohibited. Events, commercial activities and other non-traditional uses, including rotating groups during a stay, require prior written host approval and may incur additional fees or an increased security deposit. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $250.00 per reservation night. Reservations require approval before confirmation. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. The owner may conduct showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If not rebooked, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.
