The house has an open-concept living room and kitchen, farm views from almost every room, a dining room, a main-level home office and a large upstairs bonus room. A gas-burning fireplace and central air conditioning are provided. The four bedrooms each have air conditioning: bedrooms 1 and 3 have one king bed each, and bedrooms 2 and 4 have one queen bed each. There are four full bathrooms, each with a shower. Outdoor facilities include a spacious uncovered deck, porch, gas grill, three lounge chairs and patio furniture with a table, chairs and umbrella. The private outdoor pool is heated. Southampton Village, the ocean and bay beaches are within easy reach. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, toaster, coffee supplies, dishes, silverware, pots and pans. Wi-Fi, parking, a washer and dryer, heating, hot water, bed linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. The primary renter must be at least 30 years old. No persons beyond the maximum occupancy of eight are permitted. Pets and smoking are prohibited. Events are prohibited; reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by owner and guest before check-in. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement booking is paid in full. If the property is not rebooked, the original guest may use the original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
