# Flying Point Beach House Water Mill, NY, United States (general area) ## About the house Flying Point Beach House is a recently remodeled, approximately 2,000-square-foot home with five bedrooms and three full bathrooms, accommodating up to eight guests. It is steps from a private beach. Four bedrooms are upstairs: two have queen beds, one has a twin bed and one has a double bed. The main-floor bedroom has a twin bed. All five bedrooms have air conditioning and closets. Bedrooms 1, 2 and 4 have streaming TVs; Bedroom 3 has a TV. Bedroom 1 has a full ensuite bathroom with a shower. The other upstairs bathroom has a shower and tub. The main-floor bathroom has a shower and a Jack-and-Jill arrangement, and is also described as ensuite to Bedroom 5. The home has central air conditioning, heating, a living room and a usable wood-burning fireplace. The kitchen includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, drip coffee maker, toaster, blender, cookware, dishes and silverware. Bed linens, bath and beach towels, a hair dryer, iron and ironing board, washer and dryer are provided. Wi-Fi and a laptop-friendly workspace are available. Outside are an uncovered deck/patio, eight lounge chairs, a table, chairs and umbrella, gas and charcoal grilling facilities, and an outdoor shower with hot and cold water. Beach equipment includes eight beach chairs, an umbrella, toys and a cooler. The driveway accommodates five cars. There is no pool, and the backyard is not fenced. The homeowner manages on-the-ground operations and guest communication after booking confirmation. The owner may need to show the home to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours. The backyard is not fenced. Outside Memorial Day through Labor Day, inquire before booking about availability of outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. No persons beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events are prohibited; any proposed event, commercial activity, other non-traditional use or rotating guest groups requires prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $60.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. On cancellation, Marquis will try to work with the owner to reopen and rebook the original dates, at the owner's discretion. If the dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates if payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to coverage details in the booking agreement.
