House rules

Reservations require approval before confirmation. The primary renter must be at least 25 years old. Occupancy is limited to 12; no additional guests are permitted. Smoking is not allowed. The home is not suitable for children. One hypoallergenic, non-shedding dog of 15 lbs or less is permitted; other pets, multiple dogs, shedding or non-hypoallergenic dogs and dogs over 15 lbs require express approval. Events are prohibited. Any proposed event, commercial activity, rotating groups or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the property is not rebooked, guests may retain their original dates if payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to booking-agreement coverage details. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours.

Getting there

The home is on a secluded flag lot just outside East Hampton Village. East Hampton's Main Street center is about a mile away, a short walk or drive. No more than four cars are allowed. The home is not suitable for children aged four and under or children aged five and older. Outside Memorial Day to Labor Day, confirm availability of outdoor furniture and equipment before booking.
